I’m Greg Anderson, a real estate agent licensed in California since 1990 and the founder of Arroyo Casa. I was born and raised in Southern California, and I represent buyers and sellers of architectural and character homes throughout the San Gabriel Valley.

Before real estate became my full-time work, I built and remodeled homes for twenty years, with finish carpentry as my deepest trade. That experience taught me to read a house beyond the surface, to recognize craftsmanship, understand alterations, and know when the visible story is not the whole story.

What that means for buyers

An older home cannot be understood from square footage, photographs, and an inspection checklist alone. I help buyers identify what is original, what has been restored, what has been replaced, and what those decisions may mean for authenticity, condition, value, and future cost.

The question is not simply whether a house is attractive. It is whether the architecture, construction, alterations, and asking price agree with one another. That is the foundation of my work with people buying an architectural home in the San Gabriel Valley.

What that means for sellers

An architectural home should not be marketed as a generic older property with charming details. Its original fabric, craftsmanship, provenance, architect, style, and district status need to be identified accurately and supported by evidence.

I help sellers understand which parts of the house carry its architectural value, what should be repaired before the sale, what should be left alone, and how the property should be presented to buyers who recognize what they are seeing. My approach to selling an architectural home begins with reading the house correctly.

Where I work

My practice covers the twenty-one communities of the San Gabriel Valley, with much of my work centered in Pasadena, Altadena, South Pasadena, San Marino, Sierra Madre, La Cañada Flintridge, Alhambra, and Monrovia.

The houses range from Queen Anne Victorian and Craftsman through Spanish Colonial Revival, Mediterranean Revival, Tudor Revival, and Mid-Century Modern. Each community, style, and landmark district has its own history and rules. I do not flatten them into one generic category.

Pricing from evidence

What a home may be worth and whether it will actually sell at a particular price are different questions. I built Sell Odds to measure the second one from real CRMLS sold and unsold outcomes.

It is an empirical probability engine, not an automated home-value estimate. It gives sellers a clearer view of how the market has treated comparable pricing decisions, including the listings that failed to sell.

The record behind the work

Arroyo Casa is both my real estate practice and a working library of San Gabriel Valley residential architecture. The library documents the architects, styles, communities, craftsmen, preservation programs, and transaction questions behind the homes I represent.
